Welcome to The Galena Territory! We hope you enjoy your stay. If you need our assistance with your rental home, or need information about the Galena area, call our office at (815) 777-1200 or text us at (815) 916-9004. Please make sure you tell us who you are/what home you’re in. Please call us anytime you need something. If you get our voice mail, please leave a message and we’ll call you back promptly.

Please understand that routine calls received between the hours of 11:00pm and 6:00am that don’t require immediate action will be returned in the morning. If you need immediate assistance for a water leak or a utility outage and you can’t reach us, call Galena Territory Security at (815) 266-6251.

The phone in this home is for local calls only (777 and 776 prefixes only and 911). Please use your cell phone to make any long distance calls.

We’d like you to know that almost all rentals are trouble-free, and guests are respectful of the time and money an owner has put into their home, but there are times when something goes wrong, so we want you to know all about our rules and regulations. The issues covered by our rules and regulations come up very rarely, but we have to protect ourselves, the owner, and the homes, so please read our rules and regulations with that in mind.

By entering this home, you agree to the following rules and regulations. If something bad happens during your stay, let us know immediately and we’ll work with you to resolve any issues that arise.

Smoking is not allowed in any of our homes. Please smoke outside and dispose of your lighted items responsibly. If we have to clean up your cigarette butts, we will charge you a $100.00 fee for doing so. If you smoke inside the home we will charge you whatever amount is needed to restore the home to non-smoking condition.

Please dispose of your trash! This includes cleaning out the refrigerators and freezers. If you are staying in a condo or townhome, there are trash “sheds” in the parking lots. If you are staying in a single family home, there are two trash and recycling facilities in the Territory. A map showing the location of these facilities is in your home. Please don’t leave trash outside, in a garage, on a screen porch or on any deck at any time. This attracts bugs, mice, and other critters that will bother both you and the guests coming in after you. If we have to dispose of your trash, we will charge you a fee ranging from $50.00 to $100.00 for doing so. As a convenience to you, we will be happy to dispose of your trash for you at the rates quoted above. You must still bag up your trash.

This home has been thoroughly cleaned for you and will be cleaned again after your stay. We do expect normal wear and tear to the home, but if extra cleaning time is required because the house is left in an overly dirty or disorderly condition, we may charge you for the extra cleaning. We will contact you immediately if there is a problem.

We check the condition of the home and conduct an inventory right before you check in and immediately after you have departed. In the unfortunate event that there are missing items, or there is damage to the property beyond what is considered normal wear and tear, we may charge you for the missing items or damage. We will contact you immediately if there is a problem. Theft is a crime that will be reported to local law enforcement. Sometimes a guest will take something inadvertently. Please contact us if you have done this and we will give you instructions how to return the item(s) to us.

If you need assistance with any of the equipment in the home, such as the kitchen appliances, heating/cooling systems, televisions, cable or satellite systems, vcr or dvd players, electronic games, gas grill, or hot tub, please call us and we will show you how to operate any of these items. Damage to these items can happen if they are not used properly.

If you are staying in a home that allows pets, your pet must be registered before you arrive. Please do not bring an unregistered pet into the home. We charge a pet fee to cover the additional cost of cleaning up after a pet is in the home. In the unlikely event the pet causes any damage we may charge you for the damage. We will contact you immediately if there is a problem. Pick up the poop! If we have to pick up the poop for you, we will charge you a $100.00 fee for doing so.

This rental home is located in Jo Daviess County, which limits the number of occupants that can sleep in this home. The home you are renting is located in the Galena Territory, a residential and recreational development that houses many full time residents. While you are a guest in this home, please be respectful of your neighbors in regard to noise, parking, and respect for their property. The Galena Territory Security Department can levy a fine of up to $1,000.00 to rental home owners who have rented to guests who do not behave appropriately. In the event that such a fine is levied as a result of your use of the property, we will charge you for the amount of the fine. Thank you for helping to keep the Galena Territory a wonderful place to live and vacation.

Check out time is 11:00am. To check out, please return the keys and Owner’s Club access cards where you found them in the home. Please close and lock all windows and doors and shut off all appliances and other equipment in the home that you may have used.

Your rental entitles you to free access to the swimming pools, fitness center, and other amenities at the Galena Territory Owners Club. The amenity cards for the Club and Marina complex are on the counter. These cards are permanent, so please leave these cards here at check out. We have to pay $75.00 for the replacement of each lost or damaged card, and we’ll have to pass this cost on to you. If you take towels from this home to the pools, please bring them back, otherwise we have to charge you for replacing them.

Also, please hang one of the parking passes on your rear view mirror when you park at the pool/Owners Club or Marina.

IF YOUR HOME HAS A HOT TUB, PLEASE READ THIS IMPORTANT NOTICE:

If your home has a hot tub, it has been cleaned and serviced for your enjoyment during your stay. When used properly, the water in the tub will remain clean, clear and fresh smelling even after you leave. Please make sure your feet are not muddy when you get into the tub. Please don’t drink alcoholic or other beverages or eat any food while you’re in the hot tub. Drinks and food can fall into the tub and require that the tub be drained and refilled for the next guest. Please wear only swimwear in the tub. Please don’t wear dyed clothing that will bleed into the water in the hot tub which will also require that the tub be drained and refilled for the next guest. You will know if the water has been polluted by either of these causes during your stay, because you will be able to see the change in the water quality. If the hot tub has to be drained and refilled after your stay, we must charge you a $150.00 for this service. We will contact you immediately if there is a problem.

If you think you have left an item in the home, please contact us as soon as possible. We’ll be happy to return it to you for the cost of shipping and materials plus a service fee between $15.00 and $30.00.

Any time you are required to pay us any amount as a result of violating our rules and regulations, we may charge you an administrative service fee for the time and effort it takes us to remedy the situation. We charge $30.00 per hour for our administrative time and effort. The minimum charge is $30.00.
